New homes now represent 37.1% of all home sales in San Antonio — the highest share of any major metro in the country, up 12.9 percentage points from 2019. That's a structural shift, not a seasonal fluctuation. Builders have been aggressive here, and the effect is measurable: new construction in high-supply Sun Belt markets is now selling for less per square foot than existing homes in many cases. On the rental side, San Antonio is currently posting the largest year-over-year rent decline of any large metro in the country, with the metro-wide median rent down 4.5% over the past 12 months, according to Apartment List. That's partly a function of the same multifamily construction boom that's reshaping the for-sale market. For investors, that's a headwind on yield. For would-be buyers who are renting while they wait, the reduced rent pressure removes some of the urgency to rush a purchase decision — which, given the current rate environment, isn't necessarily a bad position to be in. The data here points in one direction: buyers have time, options, and leverage. Whether that window holds into 2027 depends on how quickly builders pull back and how rates move.
